The only real way to minimize your losses maybe bankruptcy, but that's no walk in the park either

Yea, to answer a few questions.

I purchased the home from my mom because it would not sell and she was getting in trouble with taxes n what not. The goverment thought she was making money on it when she actually lost around 30k. So I purchased the home and we were susposed to fix it up well, money problems came around and I borrowed roughly 500/month from her for the last 6 months. Ive now came to the conclusion that I dont really care about my credit because I am tired of putting myself through the physical and mental conditions that I am going through on a day to day basis. Now I dont mean a hurt ankle or long hours, I'm talking about 100hrs a week and having a mental breakdown when I'm still broke. The house was never meant to stay in my name over a year and it doesnt seem like I'm gonna be able to get out of it ...easily/cleanly.
All I know is that I want out of the house and to go to college. I am not certain how I am going to do this. I am going to have a realtor come out and try and short sell it but the people I've brought in to repair the house to sellable conditions say it will cost at least 15,000 dollars due to the siding and what not. I am in a lawsuit for 8,000 for the siding on the house but doubt that will come in time. The house just needs some simple work but its going to be than I can pay for. I cant even make the mortgage/bills right now let alone fix it up. I called the mortgage company and they were jerks about the whole thing..but thats to be expected.

I'm doing research right now on foreclosures and am not finding anything that works in my case. I no longer want to keep the house, I don't want to contest the foreclosure and I am finding most the material is how to fight foreclosure. I just want to minimize my losses. I have a lawyer who is going to be hopefully calling me later today to go over some stuff.

If you can't afford the house, why aren't you selling it? Regardless of if it needs x amount of dollars of work, you can't afford to keep it. I'm guessing if your rents are nice enough to pay your mortgage, they'll let you live at their house until you get your crap back together. You can pay the mortgage and hopefully your family members back from the sale of the house.

I am over at my parents regularly and will hopefully be attending college soon and get everything back. Just taking a break over the summer I think.

If anyone can help me out with ideas on what to do.
Right now I've been borrowing money from family members for the past 4-6 months and they no longer have funds to help me. I have enough to pay my bills but my life is shitty to say the least. I want to be able to go back to college and if my credit gets hurt...well so be it. I can no longer afford a 1,400 a dollar month mortgage bill + utilities. Its just too much for me at this point in my life.

I was going to try and sell the house but it needs around 10,000 dollars worth of new flooring/lighting/walls repaired...crap like that. Just from the previous owners who had the house not from me. How I came into the house is a long boring story but I purchased it from my parents. It had to be done.

So, My plan was to save up a little bit of cash in the next few months (2-3months) and pay off my motorcycle and some of my credit cards. That way when I attend college in the fall I can quit my job and focus on school. A friend of mine has found a place for me to live right near the college for probally 200 a month for however long I need. I planned on getting a small part-time job and just living the college dream so to speak. My parents can and will help me out in college but right now they can't afford to keep making my house payments.

Ok, kind of rambling...I'm just feeling so helpless I helped the fiance move into her new arpartment (her family bought it for her) and screwed up my back in the process. So now I'm laying on the floor typing to you guys instead of working.
