Wow, you don't believe in the retail (and real estate) philosophy of "location, location, location", do you?
Perhaps your logo should have a dented hubcap on either side of it?
OK, just having fun.
Seriously though, rather than spend big money on a sign and worry about a logo, scrape the building and paint it - clean, no funky ghetto colors (i've seen yellow buildings, and orange, and red, blue... oh boy). A fresh coat of paint will transform that place, and make people feel
comfortable being there... walking up to the place even. That's worth MORE than any sign you can come up with.
Otherwise, you are 100% relying on word-of-mouth (and that word of mouth would have to include words like "Just trust me, go inside, it'll be safe, they are good guys"
A nice, simple, clean sign, I always preferred. I didn't think your first one was too bad.
I'd stick to one logo though... one on either side is pretty unnecessary... what, you can't see the first one?
It's like those Chevy cars you see certain hillbilly types driving... pickup trucks with the word CHEVROLET in big letters on the tailgate, and a trailer hitch cover... that's a chevrolet logo. And taillight covers... that have Chevrolet logos on them. And mudflaps with... chevrolet logos. Oh, and the back window.. if not a big, giant Chevy bow tie, then two of them, one on each side. Not only is that tasteless, but sort of insulting to the person. I get it, Chevrolet. That's what you are driving. Lord knows why that's a prestige thing... hardly a Mercedes - and you might note that Mercedes drivers don't have big 18" Mercedes logos in their back windows.
Anyway, of course it all depends on the sort of customer you are shooting to attract.... I wish you luck, it's always a cool thing opening up a new shop!
